Many properties in the city centre and cathedral quarter retain their original natural slate roofs, which can last well over a hundred years if properly maintained. The most common problems we see are slipped or cracked slates, failed lead flashings at chimney bases and valleys, and deteriorated lime mortar pointing on chimney stacks. Left unattended, any of these allows water into the roof void and eventually into the property itself. Early repair is nearly always significantly cheaper than dealing with the water damage that follows.
The Edwardian and 1930s to 1950s properties across Fleetville, Marshalswick and New Greens typically have concrete or early clay tile roofs that are now reaching an age where problems become more frequent. Ridge tiles bedded in sand and cement mortar dry out and loosen over time - a loose ridge tile is a common source of leaks and a wind risk. Valley troughs crack or lift. Many of these homes now have rear extensions with flat roofs, and felt systems installed in the 1980s and 90s are well past their expected lifespan. Newer properties in Jersey Farm, London Colney and the surrounding villages generally have concrete interlocking tile roofs that are more straightforward to repair. The most common issues are individual broken tiles following storm damage, blocked or sagging guttering pulling away from the fascia, and ageing felt underlays that have become brittle. Guttering on these properties is often original uPVC from the 1980s or 90s - when joints start leaking or brackets fail, water runs down the wall rather than away from it, which causes damp issues that are expensive to resolve if left.
